Heritage Hospitality, Reimagined

Alta Sera

We bring southern Europe's depopulating heritage villages back to life, transforming them into world-class hospitality destinations. Guests live inside the village, not beside it.

The Vision

Villages are disappearing across southern Europe. We see an opportunity.

Thousands of heritage villages are depopulating. Their architecture is crumbling, their culture fading. Conventional tourism ignores them. Traditional hospitality can't reach them. Alta Sera changes that.

We acquire clusters of abandoned heritage properties, restore them to premium standard, and operate them as distributed hospitality experiences. No resort walls. No hotel lobbies. Just authentic village life, elevated.

One village at a time. Starting with Seulo, Sardinia.

Why It Works

A new model for heritage hospitality

🏘️

Distributed Village

Guests stay in restored heritage homes spread through the village. A reception hub connects everything, but the experience is immersive and decentralised.

🔑

Ultra-Low Acquisition

Properties in depopulating villages cost a fraction of comparable heritage stock. We acquire at €80-120/sqm in areas where restored value exceeds €2,500/sqm.

🏛️

Government-Backed

Municipal partnerships, tax incentives, and regional development grants reduce risk and accelerate planning. The mayor of Seulo is an active supporter.

🌿

Branded Residence Value

Operating under a unified brand creates a premium multiplier on exit, comparable to branded residence models that command 25-35% value uplift.

📈

Multiple Revenue Streams

Accommodation, spa & wellness, weddings, corporate retreats, dining, transfers, and car rental. Seven revenue lines from a single destination.

🔁

Repeatable Across Europe

Prove the model in Seulo. Replicate in Italy, Spain, Portugal, Greece. Every depopulating village with heritage stock is a potential site.

The Village

Seulo, Sardinia

Nestled in the mountains of central Sardinia, Seulo sits within one of the world's five Blue Zones, regions where people live measurably longer. The village has extraordinary stone architecture, ancient forests, and a municipality that actively welcomes investment.

Alta Sera's pilot will restore 18 residential units, from intimate one-bedroom apartments to expansive eight-bedroom farmhouses, plus a central hub with spa, restaurant, and reception.

Blue Zone

Where people live longer

Sardinia is one of only five Blue Zones in the world, with the highest concentration of centenarians anywhere. Seulo has held the record for the most centenarians per capita of any municipality on the planet.

This isn't a marketing tagline. It's validated science. And it's the foundation of Alta Sera's wellness and longevity positioning. A hospitality experience rooted in one of the healthiest places on earth.
